New Fast Casual Restaurants to open in the Texas Medical Center
New Retail Concepts Announced for 24,000 Square-Foot Development – Home of the Westin Houston Medical Center
HOUSTON (May 29, 2019) – Pearl Hospitality, the Houston-based developer and operator, announced today the redevelopment of the entire block of restaurant and retail space at Main Street and Dryden Road bounded by Fannin Street. The 24,000 square-foot footprint is located at street level of the historic Medical Towers Building. This overhaul of the street level retail experience of the Medical Towers Building coincides with Pearl Hospitality’s renovation of the tower portion of the building into the recently announced Westin Houston Medical Center to open in early 2020.
Multiple notable national and local fast-casual restaurants have completed lease transactions: Salata (now open), MOD Pizza, Roti Modern Mediterranean, Poke in the Bowl, Antone’s, JuiceLand, SusieCakes and Halal Guys. All have committed to 10-year leases. These new tenants join existing staple tenants including Starbucks, Chipotle, Halal Guys and Cliff’s Grill, many of whom have signed extensions and have either already remodeled or are intending to in conjunction with the renovation of the building.
For new and existing tenants, the new first floor retail experience will include new storefronts wrapping the entire street level façade, new and curated landscaping to go along with dedicated patio areas for tenants. Guests and customers will have a unique opportunity to experience the vibrant street level activity of the Texas Medical Center.

New Restaurants Coming Soon to the Texas Medical Center:
MOD Pizza has leased 2,900 square feet at 6622 Fannin Street and is slated to open in Q3 2019. Chris Reyes of Shop Companies represented landlord Pearl Hospitality, as well as the tenant.
Roti Modern Mediterranean, the popular restaurant with multiple locations in Washington D.C., Illinois, Maryland, Minneapolis and New York, has chosen this project to open their first Houston location. Roti Modern Mediterranean has leased 2,400 square feet at 6602 Fannin Street and is slated to open in Q1 2019. Poke in the Bowl has leased 2,000 square-feet at 6611 Main Street and is slated to open Q3 2019. Christie Amezquita of Shop Companies represented landlord Pearl Hospitality and Edward Le of Rubicon Realty Group represented the tenant.
JuiceLand has leased 1,000 square feet at 1703 Dryden and is slated to open in Q4 2019.

Chipotle Mexican Grill and Starbucks completed extensive remodels in 2018. Halal Guys opened at the end of 2018. This month Salata completed a full remodel and expanded their restaurant space. Cliff’s Grill is slated for a remodel in 2019. All restaurants are open for business.
